Purchasing a villa in La Mola (also known as El Pilar) is by and large a good investment, taking into account the appreciation, plus the holiday makers short term rental potential.  Villas in La Mola range from two bedroom villas with virtually no private land, however there is access to communal facilities, to opulent villas in La Mola with swimming pools, gyms, tennis courts, and advanced security systems.  There are two options when purchasing any villa the quick option is to choose a villa from the standard portfolio range, and the second is to build upon demand; which may take longer to complete but the end result is exactly what want (please note that the minimum plot required for a villa with a private swimming pool is 300m2).  For Clients who intend on planning a villa from scratch, it is worth finding a reputable Architect.

Legalities/Mortgages:

When you buy villas you pay 7% of the villa value, this is called IVA Tax (VAT), Legal Fees are approximately 3% of the villas value.  The Legal fees are split between the Solicitor, the Town Hall (to register your villas), and the Notary (a cross between a judge and a magistrate, independent to both parties and there to ensure that everything is above board).  Notary's also draw up Wills; it is advised that you get a Spanish Will when purchasing villas in Spain because if you pass away without one the villas will be repossessed by the Government.  The reason being the cost of finding overseas next of kin are high.  Please note that laws and practices can vary in different regions of Spain.
